If you joined us for the Windermere Foundation Par-Tee Golf Tournament, you know it was one for the books! Between the sunshine, the laughter, and some questionable putting skills, we managed to raise an incredible $15,500 for the Blaine County Charitable Fund. Huge thanks to all our sponsors, players, and volunteers who made it happen, it was community spirit at its best.

Next up, one of the Valley’s most iconic weekends, the Trailing of the Sheep Festival! We’re hosting our annual Parade Party at the Ketchum office on October 12. The cocktails and appetizers start at 11 AM, and the parade rolls by at noon, so come early, grab a drink, and enjoy one of the best small-town traditions around.

And finally, for those who like to keep a pulse on the market, we’ve put together a quick Q3 Market Update for the greater Sun Valley area. It’s been a dynamic quarter, and there are some interesting trends shaping up as we head into fall. Scroll down to take a look.

Market Update

   Sun Valley Area Market Snapshot — Q3 2025  

The greater Sun Valley market closed the third quarter with steady momentum in its core and a slower pace at the top. Sales under $4 million continue to anchor activity, while luxury transactions above that level remain subdued. Through September, total sales are up roughly 14 percent from last year, though overall dollar volume is lower as buyers focus on more attainable price points. 


North Valley

The North Valley had a strong Q3, with each month in the quarter outpacing last years numbers in closed sales. Though only August posted a higher dollar volume compared to last year, reflecting strength in the midrange rather than the luxury tier.


South Valley

  The South Valley continues to impress with its quiet consistency. Sold listings are up 23 percent and total dollar volume up 35 percent year-to-date. Steady pricing and reliable absorption, especially in the $600K–$1M range, underscore its reputation as the most grounded and resilient pocket of the market.  


What to watch for in Q4

Traditionally, Q4 has been viewed as a quieter stretch for the Sun Valley market, a time when activity cools and attention shifts toward winter. But in the post-COVID era, those seasonal patterns have become far less predictable. With buyers browsing and transacting online year-round, the market’s rhythm has shifted, blurring what used to be clearly defined busy seasons.

The past few years have brought a healthy number of closings and solid dollar volume through year-end, often surpassing what we see in Q1.

The key variable this year is supply. New listings under $4 million (the segment driving 2025’s sales growth) are down close to 25 percent compared to last year. That shortage could mean a quieter Q4, not because of a lack of demand, but because buyers aren’t rushing at current price levels. Without an uptick in fresh, well-priced listings, the market may simply drift into a slower, steadier close to the year.

What a day! Our Windermere Foundation Par-Tee Golf Tournament was a huge success, raising $15,500 for the Blaine County Charitable Fund. It was an incredible showing of community spirit, good times, and (mostly) great golf.

From raffle prizes to hole sponsorships and everything in between, you helped turn a fun day on the course into something truly meaningful.
