Sun Valley Area Residential Market Snapshot — June 2026
(For reference, the North Valley includes everything north of Hailey. The South Valley includes Hailey and all communities south of Hailey. Data reflects residential sales only.)
June delivered a tale of two markets. The North Valley had one of its strongest months of the year, posting 30 residential sales totaling more than $76 million, a 114% increase in the number of sales and a 131% jump in dollar volume compared to July of last year. Year-to-date, North Valley sales are now up 23% with dollar volume climbing nearly 30%, reinforcing that demand for premier properties remains exceptionally strong.
Meanwhile, the South Valley continued at a more measured pace. Year-to-date sales are essentially flat, with 80 homes sold compared to 82 through the same period last year, while dollar volume is down 5.6%. Inventory has improved, however, with 19% more new listings coming to market than a year ago, giving buyers more options than they've had in recent seasons. The biggest story, however, was inventory. A record-breaking $490.7 million in new residential listings came to market across the Wood River Valley in June—the highest dollar volume of new listings ever recorded in a single month. Of that total, an astounding $417 million came from the North Valley alone, highlighting just how much high-end inventory has entered the market.
The composition of our market has changed dramatically over the past several years. Before COVID, seeing a single $10 million home come to market in a month was noteworthy. Today, it's not unusual for several $10 million-plus properties to hit the market in the same day. The Wood River Valley has entered a new era where luxury inventory, pricing, and buyer expectations continue to redefine what "normal" looks like.
