What to WatchThe inventory story remains the biggest factor shaping our market. Earlier this year, demand stayed strong while new listings lagged behind, creating an increasingly tight environment for buyers. May was a welcome sign that seasonal inventory is finally arriving. New listings increased substantially across both the North and South Valley, helping replenish some of the supply that was absorbed during the winter and early spring months. The challenge is that inventory still isn't abundant. Multiple-offer situations are reappearing, if not common, especially for homes priced below $2 million where buyer demand continues to be strongest. As we move into June and July—the heart of the summer selling season—the key question will be whether new inventory can continue to keep pace with an active and motivated buyer pool. For now, the market remains healthy, competitive, and active for both buyers and sellers.
