Lupine - May Update

Welcome to May!

As the days grow longer and the season shifts into full bloom, I'm excited to share what’s new, noteworthy, and coming soon in our beloved PDX Metro Area. As always, I’ve packed this email with real estate updates, local finds, and seasonal highlights to help you make the most of May.

Let’s dive into the latest highlights as we enjoy this vibrant time of year!

Cherry Blossoms in Downtown LO
Pizza Kat!
First Salt & Straw of the spring!
Birthday sushi!
Wood Sorel
Stressed Cats

A few snapshots from last month 📸

🌸  Spring is for cherry blossoms! I missed the ones at Tom McCall Waterfront Park this year - it rained the whole week. What a delight to enjoy the blooms in downtown LO as I was bopping around!

🍨 A sunny day in early spring calls for getting picked up from school early and going to get an ice cream treat. Mmmmm...

🌱 Sorel oxalis (aka Wood Sorel). This fav ground cover of ours dies back in winter but when it emerges in spring...our hearts soar with that bright green! And, Colin grabs a sorel snack on the way out the door every morning. Tastes like sour apples...

🍕 Pizza Kat with our favorite second cousin once removed (my cousin Em) who visited us from Austin when she came to run the Eugene Half.

🍣 Colin turned 12 this month! We celebrated with an at-home sushi making party - his choice. Love that kid!

🐈‍⬛🐈‍⬛  When the sun starts shining Thor and Padfoot can be found melted in the pools of light. They look pretty stressed, no?

This elegant, newer construction home offers the perfect blend of luxury and functionality. Situated on an expansive lot with a fully fenced, attached extra parcel—ideal for a pool, sport court, or future division/sale—this property provides endless possibilities. The main floor features a spacious primary bedroom with an oversized en suite, while every additional bedroom includes its own private bathroom. The fourth bedroom, with its own entrance offers privacy and versatility. The chef's kitchen boasts a 12-foot quartz island, stainless steel appliances, and a built-in bar area, perfect for entertaining. Step outside to the covered patio, complete with a built-in BBQ and fridge, ideal for enjoying the outdoors. With a 3-car garage and easy I-5 access, this home is located just down the street from Lakeridge Middle School. Additional features include a massive walk-in closet with an island and meticulous attention to detail throughout.

Spring is here, and home listings have surged. While the average days on market is 52, the median is just 17—meaning well-priced, well-maintained homes are selling fast, while less desirable ones from winter linger and skew the average. Desirable homes hit the sweet spot: good price, solid condition, and ideally, a great location.

The average sold price is now $638,857—a striking number. Yes, some homes are listed for less, but it highlights why affordability remains a hot topic.

Monthly reminder: These stats cover the entire Portland Metro area. Trends can vary widely by neighborhood and between condos, townhomes, and single-family homes. Let me know if you'd like more specific data for your search!

Meet Naomi - founder of Mad Sass Soap Co. She's a local who needed to find skincare that wouldn't inflame her twins sensitive eczema-prone skin. Working in her basement once her twins went to sleep, she spent hours researching the perfect combination of ingredients that would fit her family's needs. Through a lot of reading, experimentation, and long nights, she finally refined and perfected her recipes to be soothing, hydrating, and nourishing for even the most delicate skin types.

Natural products, with luxury scents, and elevated design - these are the perfect gifts or treats for yourself! All products are made in-house by founder, Naomi, and a small production team in beautiful Portland, Oregon.
The easiest location for me is Naomi's storefront in Downtown LO but she also has a store in Multnomah Village.

What's got my attention this month?

The Antidote by Karen Russell. From a local author, Pulitzer finalist, MacArthur Fellowship recipient, and bestselling author of Swamplandia! and Vampires in the Lemon Grove: a gripping dust bowl epic about five characters whose fates become entangled after a storm ravages their small Nebraskan town.

Crystal Springs Rhododendron Garden. I went for a visit with a friend recently and was once again delighted by all the blooms! If you sniff carefully, you'll find older cultivars that have not had the beautiful sent bred out of them.

It's Farmer's Market season! This list of local markets from PDX Monthly is one I'll return to so I can check out new neighborhood markets. I'll always be partial to the LO Farmers' Market, but I definitely want to get up to Vancouver to shop too. Do you have a favorite?

What are you into this month? I am always interested in hearing about fun stuff around our beloved PDX and I love a good book recommendation or song/album suggestion. 😊

As always, feel free to reach out to me anytime with questions or just to catch up. I'm here to help in any way I can!
