Tulips - April Update

April is here, and it finally feels like we're turning a corner! The days are stretching longer, the cherry blossoms are teasing us, and baseball season is back. After months of gray skies, I'm ready for a little sunshine, outdoor hangs, and a fresh energy in the air.

As always, I’ve packed this email with real estate updates, local finds, and seasonal highlights to help you make the most of April.

My goal? To create a newsletter you actually look forward to opening each month!

The 28th Annual Sally Knauss Tulip Sale is Coming Up!

Every year our office hosts a special tulip sale featuring beautiful flowers from Wooden Shoe Tulip Farm.

This year the sale will be on April 18 from 8am until the flowers are gone! Swing by our office at 220 A Ave in downtown LO to pick up your luscious bouquets. Each bunch is $10. Buy 3 bunches and the 4th bunch is FREE!

All proceeds benefit the Windermere Foundation, which provides support to houseless and low-income families in our communities.

Northside Band Festival
Trillium in bloom!
Hamilton!

A few snapshots from last month 📸

🥧  Every year I make pies for Pi Day (3.14). This year was cherry. Mmmm...

🫖 Tea and chocolates and Catan. A great Friday night with my fellas.

🌱 Trilliums in bloom! A sure sign of Spring!

🌅 Spring Break in Depoe Bay. Watching those waves out the window never gets old.

🎺 Northside Band Festival - featuring bands from 6th grade through HS seniors at LOHS. Every band-instrument-playing kiddo on the N side of the Lake, all in one room!

🎭  Hamilton - I have put off seeing this live for going on 9 years. What a treat this was for a longtime fangirl. What is a legacy?

20 Greenridge Ct, Lake Oswego

Sold Off-Market for $23,000 Over the Asking Price!

Sought-after floor plan in the conveniently located Greenridge Townhomes. This desirable end-unit floor plan has vaulted ceilings, lots of windows, and only 4 stairs inside! Outside, 3 private patios and a sparkling community pool where you can enjoy a swim or just social time with neighbors in the summer months are the icing on the cake.

If you are curious about the details of how this off-market sale happened - and how we got an offer above asking - give me a call or hit reply. I'd be happy to share the details with you!

p.s. Apologies for the phone photos - this one was never even photographed before we went pending!

With the spring market blooming, the number of active listings in the PDX Metro Area is up, but closed sales have remained flat, suggesting that rising prices and or interest rates are limiting buyer activity. If inventory continues to grow and competition among sellers intensifies, opportunities for buyers may emerge.

Monthly reminder: these stats are for all of the Portland Metro Area. Specific areas vary quite a lot. Additionally, there is variation in stats between condos/townhomes and single family homes. I'm happy to drill down on more specific information for your search!

The Monthly Edit

What I'm...

📖 : I am re-reading The Fifth Season, by N.K. Jemisin. Dystopian and fantastic. If you have not read this novel, I recommend picking a copy up. The whole trilogy is really great, actually. Next up is The Spinning Heart, by Ryan Donal. It's a short novel set in rural Ireland that explores the tension between inner desires and outward shine. I can't wait to dig into it.

👂 : I have recommitted to the Armchair Expert podcast. It started with an episode where Dax and Monica have a conversation with Jonathan Haidt, then another with Dr. Mary Claire Haver, then Nate Silver. And on down the rabbit hole I go...

🎲 : We played a lot of Forbidden Desert over spring break while we were out at the coast. This is the 2nd of 4 in a series by Gamewright Games. We love these because they are team strategy games. If one person runs out of water, everyone dies. You have to work collaboratively to win the game. And, it's not easy. We lost as many times as we won. But, we had fun!

What are you into this month? I am always interested in hearing about fun stuff around our beloved PDX and I love a good book recommendation or song/album suggestion. 😊

As always, feel free to reach out to me anytime with questions or just to catch up. I'm here to help in any way I can!
