Episode 9 of the Price Report.

Summer’s almost here, and I am already leaning into it...

The boat is in the water and I am determined to level up from wakesurfing to foiling .

My weekend goal is to fix the holes in our water trampoline (wish me luck or send me tips/tricks).

On the real estate side, I am hosting an Open House this Saturday at in the Atlas community just down the River - stop by 2747 W Lumber Ln Coeur d'Alene, ID 83814 - here is more info on the community.

As always, this newsletter if full of useful info, market updates, ways to save money (and headaches) on insurance, and a few laughs. I am glad you’re here!

WHAT I LEARNED ABOUT HOME INSURANCE COULD SAVE YOU MONEY...

Lately, I’ve been neck-deep in all things homeowners’ insurance. Between shopping for new coverage, digging into recent changes, and navigating my own claim (not fun), I’ve learned a lot.

I’m passing along the highlights that every homeowner should know but most of us never hear until it’s too late. If you haven’t looked at your policy in a while, this is worth the read.

  • Know your RCV (Replacement Cost Value). It’s the cost to rebuild your home—not its market value—and it’s what really matters when it comes to coverage. If you’ve made updates or improvements, make sure your carrier knows.
  • Do a yearly policy review. Request your Declaration Page to see what’s covered (and what’s not), including deductibles and any added riders.
  • Don’t go too cheap. Low premiums can mean limited coverage. Make sure your policy will actually protect you in a worst-case scenario.
  • Consider extra coverage. Things like earthquake or sewer backup aren't typically included in standard policies but can be added as riders.
  • Be thoughtful about claims. Filing for smaller issues can raise your premiums—or even risk your coverage—so weigh the pros and cons carefully.
  • Keep your home in good shape. Insurers are using everything from drive-bys to Google Earth to assess risk, and poorly maintained homes are more likely to see rate hikes or policy drops.

If you’re planning to shop for insurance or just want a second opinion, let me know—I'm happy to send over a few trusted contacts who can help.
