These numbers are interesting, but seeing the big picture is important. In a smaller market with some expensive lake front and other properties, can have a noticeable swing with larger sales. I am not seeing the market as a whole jump in price. We are in a relative flat market with some appreciation. Please see these two charts that show our monthly median sales, as well as the same data on a 12 month rolling average over the past 5 years.
