WHY DID I MISS THAT LISTING?

If you have ever wondered, "How did I miss that listing?", there's a new reason that could happen.

The Northwest Multiple Listing Service (NWMLS) recently introduced First Look, a new listing status that allows sellers to begin marketing their home for up to 21 days before it officially becomes Active.

During that time, the property is visible to NWMLS brokers, but depending on the seller’s preferences, it may not appear on public real estate websites like Zillow, Redfin, Windermere, and others.

What does that mean for you?

If you have an NWMLS search set up through your broker, you can get visibility into First Look listings that you may not see while browsing public real estate sites. Your broker can also share these properties with you directly, even when their public visibility is limited.

Whether you’re seriously looking for your next home, casually keeping an eye on the market, or just curious about what’s happening in your neighborhood, having an NWMLS search set up gives you a more complete picture of what’s out there.

Turns out August was National Make a Will Month, and we were reminded of a few things we thought were worth passing along.

1. If you don't have a will... This is your sign to not procrastinate and make one.

2. If you have a will… review it. A periodic review is worthwhile, especially after any significant life changes, to make sure your will still reflects your current wishes.

A few other documents are worth having in place:

• Healthcare directive
• Medical power of attorney
• HIPAA authorization
• Financial power of attorney

One thing that stood out to us: If you have children who are 18 or older, they should consider having a medical power of attorney and HIPAA authorization as well. Once they’re adults, parents don’t automatically have access to their medical information or the authority to make medical decisions on their behalf if they’re unable to do so themselves.

If this has been sitting on your to-do list, consider this a good reminder to talk with an estate planning attorney and get it handled.
