Inventory continues to climb, giving buyers more choices and shaping a more balanced market. Snohomish County ended June with 1,646 active listings, the highest since 2019 and nearly double the inventory we saw just three months ago. King County is seeing similar trends. With increased inventory, buyer demand has softened slightly. Pending sales are down 2.2% year-to-date, and closed sales dipped just 1% compared to last year. Pricing has remained relatively steady, with the median sale price in June at $815,000 for Snohomish County (just under 2% lower than a year ago) and the median sales price in June at $1,033,950 for King County (up 7% from a year ago). With increased inventory, we're in balanced market territory. Buyers have room to negotiate, and sellers should focus on strong preparation and strategic pricing to stand out in a more competitive landscape.
