NEW FEDERAL TAX LAW: 

100% BONUS DEPRECIATION RETURNS

With tax season approaching, we wanted to highlight a strategy that can benefit real estate investors. A new federal tax law has reinstated 100% bonus depreciation, which may allow qualifying assets to be fully depreciated in the first year instead of spread out over many years.

In simple terms, this means investors may be able to write off the full depreciation amount in year one, potentially reducing taxable income significantly. When combined with strategies like cost segregation, certain parts of a rental property may qualify for this accelerated deduction. This could be an opportunity worth discussing with your CPA.
