“Offer Review Dates” Revealed?

I wanted to see if setting an Offer Review Date (ORD) was truly advantageous for the seller right now, March 2025.

How Offers are Reviewed:  There are 2 primary methods a seller can utilize when considering how to review offers submitted by potential buyers;

1.    Set an Offer Review Date

2.    Review Offers Upon Receipt

Methodology:  I pulled data in Snohomish County for homes that were listed March 9th - 15th (single family, detached, resales, not new construction, and not condos or manufactured homes) and placed all the listings for which the seller had set an ORD in 1 cart and the listings without ORDs in a separate cart. On March 23rd I looked at how those listings faired. Those results are presented below.

Offer Review Dates Employed:  Data was collected for properties in Snohomish County that were listed March 9th through March 15th. Over that 7-day period, 46% of sellers set Offer Review Dates. Of those sellers, 69% received an offer/s by the ORD or within 1 day after the ORD. Significantly, 14% of those sellers accepted an early offer (which were likely compelling offers, good enough to ask the seller to forgo their Offer Review Date).

Reviewing Offers Upon Receipt: Data was collected for the same time frame (March 9th – 15th) looking at sellers who did not set an Offer Review Date to see if there was an advantage either way. A total of 45% of those listings were pending within the first 7 days on the market.

Conclusion: It does still seem as though setting an Offer Review Date in Snohomish County does give the seller a significant advantage in getting under contract within the first week on the market. Twenty-four percent more sellers were under contract within the first 7 days if they set an ORD. A contributing factor for those listings that set an ORD could be that they were more well-prepared for market and priced right?

 
 
 

Snohomish County Housing Market Update – Stats by Kat

Welcome to this week’s Stats by Kat, your trusted source for the latest Snohomish County real estate insights. The market is showing signs of change, and the numbers tell a compelling story. Whether you're buying or selling, understanding these trends is key to making smart real estate decisions.

Market Inventory & New Listings

For the first time in a while, inventory has been creeping up over the past couple of weeks. Snohomish County’s housing supply now sits at 1.0 month, a slight increase but still favoring sellers. Last week, 178 new listings entered the market.

Year Over Year February 2024 vs February 2025

The number of new listings was up 2.7% last month versus a year ago. Interestingly, the total number of homes for sale was up 69% - WOW! But the number of homes that went under contract was down 5.8% last month.

Offer Review Trends

Sellers continue to use strategic pricing and offer review dates to drive competition. Forty-seven percent of sellers set Offer Review Dates (ORDs), potentially increasing the likelihood of multiple offers.

Multiple Offers & Contingencies

According to NWMLS data from March 18th - 25th:

·       40% of pending homes received multiple offers.

·       43% of accepted offers included an Inspection Contingency.

·       70% of accepted offers included a Financing Addendum.

How Fast Are Homes Selling?

The market remains fast-moving, especially for well-prepared homes:

·       56% of homes listed between March 9th – March 15th went under contract within 7 days.

·       66% of homes listed between Feb 23rd – March 8th were under contract within 14 days.

For homes that recently closed:

·       Average Days on Market: 33 days

·       Median Days on Market: Just 7 days

·       31% of sellers received under list price

·       42% of sellers received over asking price

·       16% received 5% or more over asking

·       6% received 10% or more over asking

·       2% received at least 15% over asking

·       1% received 20% or more over asking

The Takeaway

The market is shifting, but the story isn’t the same for every home. Inventory is up, and we’re seeing fewer buyers going under contract compared to this time last year. On top of that, a significant portion of last summer and fall’s listings are still sitting on the market.

Here’s the breakdown:

·       37% of active listings have been on the market for 30+ days.

·       21% have been sitting for more than 60 days.

And here’s the catch—it’s still a strong sellers’ market for “new listings”. Well-prepared, competitively priced homes are selling fast, often with multiple offers. Meanwhile, older listings may need price adjustments, strategic updates or to go off-market for 60 days and be relisted to attract fresh interest.
