Hi everyone—hope July’s been treating you kindly. Seattle’s housing market is settling into a new rhythm: inventory is up 35% year-over-year, hitting its highest June level since 2019. But demand hasn’t dropped—pending sales rose 16%, and the median price climbed to just over $1.08 million, a 13% gain from last year.

With two months of inventory on hand, we’re in what pros call a “balanced market”—where both buyers and sellers have room to maneuver, and strategy matters more than speed. It’s still a beauty contest and a price war—and the winners are the ones who come prepared.
