April's here, and the Seattle market came into spring with some real momentum. Listings are up 29% year-over-year, months of supply sitting at 1.6 — still tilted toward sellers, but buyers have more to work with than they have in a while. The median closed price landed at $944,000, down 6% from last March. That sounds like softening — and it is — but rates dropped from 6.65% to 6.18% over the same period, which shaved about $650 off the typical monthly payment. Lower price, lower rate: the entry point is better than it looks on paper.

For sellers, the story hasn't changed much. 37% sold above list, and nearly two-thirds closed in under two weeks at 100.7% of asking. Price it right and the market still rewards you. Push too hard, and homes past 30 days are closing below 96 cents on the dollar — that gap adds up.
