October brings more room to breathe in Seattle’s housing market—and more reason to look closely at what’s selling. September ended with 25% more residential listings available than a year earlier, while pending sales were down 10%. That puts supply at three months, giving buyers more choices and sellers more competition for their attention. The median sale price was $960,000, down about 2% from last September—a modest price shift alongside a more noticeable change in negotiating conditions. Condominiums face a considerably different market: 7.3 months of supply and pending sales down 25% from a year ago. Even with the condo median edging up 1% to $530,000, that larger supply relative to demand generally gives buyers more negotiating room than in the residential market. Seattle’s market is getting more selective, with the balance of leverage depending on what you’re buying or selling. For buyers, greater selection creates an opportunity to compare carefully, investigate thoroughly, and negotiate with purpose. For sellers, thoughtful preparation and a price grounded in today’s competing choices matter from the start. The useful question is how your particular home fits the market around it. — Erik
